It negotiates like your PM

The AGENT compares every quote on price, ETA and track record, then counters within the negotiation rounds you allow — and only ever accepts at or below the auto-approve cap you set. You get the outcome a sharp property manager would, without making the calls yourself.

Funds move from your saved card into LORDLY escrow — off-session, capped per job and per calendar month. The tradie is booked instantly, but only paid after the work is done and verified. Nothing is spent beyond the limits you set, and you can override any step.
