LORDLY builds the state-correct checklist and documents to move a tenanted property off your managing agent, tracks every step with a live progress bar, and prompts you to serve the agent-termination notice and complete the bond transfer with your state authority. Smart Start drafts every letter and form from your portfolio in one tap — you review, send, and bring the tenant into their own app. Switching to LORDLY is free and never gated, so you keep the tenant, the bond and every dollar of rent from day one.

1

Every step, correct for your state

The order of a takeover is the same nationally — but the notices, forms, bond authority and notice periods change with the state line. LORDLY holds the rules for all eight states and territories, from Victoria’s RTBA and the Notice to Renter to Queensland’s RTA Form 5 and WA’s tenant-co-signed Form 4. Type the address and it detects the jurisdiction, applies the right Act and tribunal, and blocks you if the selected state and the address ever disagree — so no letter cites the wrong authority.

2

Smart Start does the paperwork

Tap once and LORDLY pulls the property, tenant, lease and rent straight from your portfolio, drafts every state-specific document — termination letter, tenant notice, payment-details sheet and any state forms — and sets each date to the legal minimum. You review each one and send it yourself: LORDLY delivers the termination letter to your agent and the notice to your tenant with your address as the reply-to, or hands off to your own mail app. It never sends or lodges anything on your behalf.

3

The bond, tracked honestly

The bond sits with your state authority, not your agent, and it moves on their timetable. LORDLY gives you the exact transfer steps, a link to the authority site and their phone number, then tracks the status honestly — not started, in progress, awaiting confirmation, done — alongside the reference number, submission date and your notes. It won’t pretend to lodge the transfer for you; it keeps a clean record while you do.

How it works

From start to done.

  1. 1
    Start the takeover
Enter the address — autocomplete completes the suburb and locks in the state — or one-tap Smart Start from a property already in your portfolio to skip straight ahead with most of the work done.
  2. 2
    End current management
LORDLY drafts the agent-termination letter with your state’s notice period and a request for the handover pack — ledger, keys, bond number, condition report. You review it and send it to the agent.
  3. 3
Update payment & transfer the bond
Set your bank details and the effective date, then follow the state-correct steps to move the bond into your name with the authority — tracked with its reference and dates as you go.
  4. 4
    Notify the tenant
Send the state-correct new-contact notice and payment details with at least 14 days’ lead time, and bring the tenant into their own LORDLY app so replies come straight back to you.
  5. 5
    Activate self-management
Confirm the handover on the hub and the property flips from agent-managed to self-managed, flowing into rent collection and the rest of LORDLY.

Fair questions

Short answers.

Does LORDLY sack the agent or lodge the bond for me?
No — and that’s deliberate. LORDLY drafts the state-correct termination letter and tenant notice for you to review and send, and gives you the exact steps and links to transfer the bond with your state’s authority. You stay in control of every send and lodgement; LORDLY tracks the status, references and dates so you have a clean record.
How long does taking over actually take?
About ten minutes to set up and lodge the notices, then typically one to two weeks for the full handover — depending on your agent’s notice period and your state’s bond-transfer time. LORDLY sets every date to the legal minimum and reminds you as each falls due.
